Selected Project management - case

Apartment in Shibuya. Tokyo, Japan.

Role: Site Supervisor. Interior management.

New reinforced concrete building containing 4 rental apartments, 2 owner apartments, 3 shops / boutiques.
Building site supervision. Management of architectural proposal documents. Approval of architectural design and construction proposal. Building design supervision.
Area 1600m2, 4 floors.

Certain points from the design process:

1. The design phase.

In the initial planning stage, rough sketches and an outline will be used to select participating contractors and designers and make a business proposal. We offer many suggestions and advice from the owner’s perspective,  and promise to increase the value of your property.
At this stage, assumptions regarding the building layout, structural plan, aesthetic elements and overall building planning principles are determined.

2. Planning Phase

Dedicated Coordination: The planning team works closely with contractors, suppliers, and stakeholders to establish timelines, procure materials, and identify potential risks. The goal is to minimize delays and unexpected costs.
Permits and Regulations: This phase also includes securing necessary permits and ensuring that the building complies with local laws and zoning regulations.
Cost Management: Budgeting and financial planning are critical to ensuring that the project stays within the allocated financial resources.
Sustainability Considerations: Modern design often includes energy-efficient designs, renewable energy solutions, and sustainable materials.

3. Construction Phase

We evaluate any problems that arise on the construction site, explain them to the client in line with the building’s plan, and discuss solutions with the relevant parties.
If it is the client’s home, we will make interior design proposals during that period and make arrangements so that they can begin living there as soon as construction is completed.

4. Post-Construction and Handover Phase

After the building is handed over, there is a possibility that ideas about the building’s future may change, and some changes to its usage or updates may be required.
At such times, our goal is to become a good partner to the owner, along with the building, for a long time, by providing appropriate advice and so on.
